The vision

Yarrah, a special place to live in Yass – where the river’s ambience and the relaxed Yass lifestyle come together in a community created around and between parks, schools, shops, recreation, entertainment and jobs.

A community that celebrates the river through parks and walking trails carefully laid out to entice residents to share all their community and Yass has to offer.

With everything at its fingertips, Yarrah will celebrate the best of Yass and incorporating housing products that suit today’s lifestyle and households, a riverside park that re-connects the community to the river and a mixed-use activity centre activated with a range of retail, commercial and lifestyle offers.

The process and timing

Planning and discussions around Yarrah commenced in early 2017 with Yass Valley Council followed by two workshops and a forum including:
1. Community engagement and roundtable session
2. Builders and developers engagement session
3. Community planning forum

The information gathered during these early rounds of consultation and further ongoing consultation resulted in the creation of the Yarrah masterplan and Stage 1 DA.

The Stage 1 DA has been approved and as a condition of approval for Stage 1, an indicative masterplan concept and development guidelines were submitted to Council for endorsement. The Stage 1 Development Consent requires the overall intent of the masterplan and guidelines to be maintained, the masterplan is subject to final approval.

Submission for approval of the masterplan is planned to occur in 2021.

Stage 1 DA is approved and is proceeding with earthworks planned to commence in early 2021.

Something for everyone

Yarrah will offer a range of land and housing options not currently available in the local market. There’s something for everyone with freehold title blocks starting at 450m2 for those seeking convenience with low maintenance yards, through to larger lots up to 900m2 for those who want space for the family to grow or space to pursue their hobbies and interests.

Yarrah will have it all.

Consultation with the community has revealed that more age-appropriate housing is needed in Yass. Yarrah is seeking to deliver between 50-60 retirement dwellings. Local amenity was also identified during consultation as a key feature request for Yarrah. The masterplan has a 2ha site identified to deliver neighbourhood shops, child care, medical centre and hotel/motel.

The Yass River is a key feature of Yarrah and the masterplan has been laid out to maximise visual and physical connectivity to the River. The River has a 40m buffer zone around it and will be delivered through a series of open spaces.
